During a strategic move, Benton officials recently received permission to sell 29 acres of land near I-30 to an affiliate of the renowned travel center chain, Buc-ee’s. This significant deal comes after a lengthy series of approvals and plans.

In July, city officials received notice that the purchasing party, CSMS Management LLC, an affiliate of Buc-ee’s, would build a 76,500-square-foot convenience store and three covered fueling areas. This super-sized gas station will be a major investment for the city, creating a travel center of considerable scale.

The planning and approval process started as far back as April, when the Benton Planning Commission approved both a site plan and utilities plan for the location. To manage traffic flow, the city council agreed to install a traffic light at the intersection of Highway 229 and what will be known as Buc-ee’s Boulevard.

The travel center is expected to have a large presence, with estimates suggesting five million annual visitors, of which 60% will come from outside the county and state. Not only does this project promise to increase foot traffic but also to bring in significant revenue, with annual tax expenditures predicted at .25 million.

Community Reaction and Future Developments

Locals are optimistic about the potential impact the travel center will have on the city’s growth. Many residents see this development as a positive force, generating more opportunities for the community and contributing to the overall quality of life.

Although the exact timeline for the opening is still unknown, the contract requires construction to begin within a year and completion within three years. As more details become available, enthusiasm for the project is likely to build.

Residents already praising the development include Nicole Purdey, who expressed her excitement about Benton’s continued growth, saying it creates more opportunities for the community and makes the city a better place to live.
