Fayetteville Planners Back Rezoning of 71B Corridor
A major step towards transforming the 71B corridor in Fayetteville has been taken, as the city’s planners have given their full support to the rezoning plan, paving the way for increased housing opportunities and changed building orientations along College and School avenues. The Planning Commission’s unanimous approval marks a significant milestone in the city’s efforts to revitalize the area.
The rezoning plan aims to convert 586 acres of land along the corridor into a new district known as “urban corridor.” This change would allow for the development of mixed-use projects that combine housing with commercial activities, a move expected to boost the area’s economic vitality and make it more livable. Current zoning restrictions, introduced as early as 1970, have limited the potential for housing in the area, making this a highly anticipated overhaul.
The decision is the result of extensive community engagement, which included citizen surveys, public workshops, and input from the Planning Commission and City Council. The new zoning district has been carefully crafted to balance existing business uses with the need for housing and other amenities. Crucially, property owners would not be required to make any changes, but the rezoning would provide opportunities for redevelopment and new projects.
The Planning Commission’s endorsement sets the stage for the City Council to make a final decision on the rezoning. As Fayetteville continues to grow rapidly, this initiative is seen as essential to addressing the city’s housing shortage and enhancing the overall quality of life for its residents.
Key aspects of the plan include the redesign of several critical intersections, upgraded pedestrian crossings, and increased investment in trails and pathways. Further, the city is working on projects to improve public transportation and create more green spaces. These improvements are designed to make the 71B corridor a model for sustainable urban development.
While the rezoning plan moves forward, the city will continue to engage with the community, ensuring that the final outcome reflects the needs and aspirations of Fayetteville’s residents.
